Digital Realty Trust (NYSE: DLR.N) on Thursday lifted its full-year 2026 adjusted funds from operations forecast to $8.15 to $8.20 per share and raised its annual revenue projection to $6.85 to $6.95 billion, citing steady demand from cloud and AI customers. The Austin, Texas‑based REIT provides data center, colocation and interconnection services to a range of industries, including cloud providers, social networks and manufacturers, and has benefited from the growth of generative AI. In the second quarter, revenue rose 29% to $1.92 billion, surpassing analysts' consensus of $1.66 billion, and adjusted funds from operations came in at $2.65 per share, above the $1.86 per share estimate from LSEG. Digital Realty plans to acquire a larger stake in three data centers in Northern Virginia from Blackstone in a $3.5 billion cash‑and‑stock transaction, reinforcing its position in the data center market. The outlook assumes continued AI‑driven leasing activity, though performance will depend on broader economic conditions and technology adoption.
